Gurugram: Along the Dwarka Expressway, housing prices have increased by 83%, and they may rise even higher.
From 2014 to 2017, the average cost of a housing unit per square foot along the Dwarka Expressway was Rs 4,756; in 2015, Rs 5,050; in 2016 and 2017, Rs 5,551; in 2019 and 2018, Rs 5,713; in 2020, Rs 5,844; in 2021, Rs 6,032; in 2022, Rs 7,650; and in 2023, Rs 8,300 per square foot.
Gurugram: The average price of real estate in the area has increased significantly after PM Narendra Modi dedicated the 19-kilometer Gurugram stretch of the Dwarka Expressway. According to real estate experts, the prices of home complexes along the Dwarka Expressway in Gurugram have increased by 83% in the last ten years and are expected to rise even higher. Over 80% of the approximately 53,000 new homes in Gurugram that were introduced between 2013 and 2023 have already been sold, according to data gathered by real estate consultant Anarock.
The primary (first sale) residential market near the highway had a sharp increase in average prices from Rs 4,530 per square foot in 2013 to Rs 8,300 per square foot in 2023. Chairman of Signature Global Pradeep Aggarwal commented on the spike, stating that the highway has become the hub of the Delhi-NCR real estate market. He anticipates that a robust supply and demand will continue to drive up costs. “Over the next two to three years, projections indicate a remarkable 20–40% price appreciation,” he stated.
