Aadhar Housing Finance to raise ₹ 6,000 crore in FY25
AADHAR HOUSING FINANCE plans to raise ₹ 6,000 crore in 2024-25. In May, the company raised 1000 million from the sale of fresh shares.

“We are borrowing over ₹ 6,000 crore this year. Non-convertible debentures are expected to constitute nearly 20% of total borrowing,” CEO and managing director Rishi Anand said.
Assets under management grew by 23 percent year-on-year (yy) to 21.1 trillion in March 31, 2023-2024 (April-March).
About 75% of the company’s portfolio is home loans and the remaining 25% is real estate. About 57% of the book consists of loans to commercial customers and the rest to the segment of entrepreneurs.
The average ticket size for loans is around 10 lakhs. In 2023-2024, the difference was 6.2 percent. About 70% of loans are given to economically weaker groups and low-income people, thus they qualify as primary sectors.
Currently, the company has co-lending partnership with Punjab National Bank and UCO Bank. The value of the joint loan book is approximately *500 million.
“Interestingly, the non-mortgage note size is ₹ 8.5 lakh, so it is a microloan against property. Going forward, we want to maintain housing: LAP-mix 75:25,” said Anand.
The company estimates that assets under management will grow by 20-23% this fiscal year. Pradhan Mantri Awas Yojana (PMAY) can help raise premiums by 10-15 percent.
However, Anand believes that the government should re-examine the definition of “urban” in cities adjacent to metros, as construction costs in these areas are similar to neighboring cities. In this case, the amount of aid must be determined accordingly.
“The number of places classified as ‘towns’ under PAGA is limited. Currently, small towns and farms on highways are excluded,” he said. “Even if the central government gives you a subsidy, states must take the initiative to start affordable housing. This will help increase the supply,” Anand said..
